The Government’s Help to Buy schemes have made buying a new build even more affordable, whether you want to step onto the first rung of the property ladder, or move up it.
There are three different incentive schemes running at the moment. With a Help to Buy loan, the Government will loan you up to 20% of the full purchase price of a new build property. You will need a deposit of 5% and to secure a mortgage for the remaining 75% of the property cost.
Alternatively, a Help to Buy mortgage could be available for homes worth up to £186,100. The mortgage scheme works in exactly the same way as any other mortgage except that the Government guarantees it. Because of this support, you are likely to be able to secure a higher loan-to-value mortgage, needing a deposit as low as 5%.
Another scheme is the Help to Buy ISA. This one is just for first-time buyers. If you open a special ISA account you can save £1,200 in the first month and save up to £200 a month thereafter towards your first home. The Government will boost your savings by 25% upon completion. The Forces Help to Buy scheme enables servicemen and servicewomen to borrow up to 50% of their salary to a maximum of £25,000, interest free, to be used towards a deposit and other costs such as solicitor’s fees and estate agent fees; as-well-as obtaining a mortgage from a lender on the Help to Buy scheme.
