How to Buy A Cussins Home

Buying a property can be confusing at times, especially if it is your first time. We fully appreciate this and are on hand to help all of the way. If you are unsure of anything please ask a member of our team who will always be happy to help.

The first step in buying your new home is to reserve your chosen property. This will take your new home off the market and fix the price. In order to do this you will need to complete a reservation form and pay a reservation fee. This reservation will allow you time to organise your finances and for your solicitors to prepare the legal documentation.

We always try to sell our homes at a price that represents excellent value for money, this way our home-buyers are happy that they have got a good deal and we sell our homes more quickly. That said we do on occasions offer incentives which are designed to make Cussins home-ownership easier and more accessible. It is always worth asking our sales representatives if there are any incentives available at your chosen development.

It is important if you haven’t already researched mortgages to do so now if you need to. There is a wide choice of mortgage types and you may wish to use a mortgage advisor. Mortgage offers can take a while to process so you would be wise to submit your mortgage application as early as you can.

If you do not have a solicitor already you will need to find one now. If you need help locating a solicitor, please feel free to ask our sales representative who will usually be able to recommend someone who we have either worked with before. You could also ask friends and family for a recommendation or look in a local business directory.

Your solicitor will normally be able to quote a price for their services in advance of you taking them on. Their main job will be to arrange for your new home, including fixtures and fittings, to be transferred into your ownership (conveyancing).

At some point during the reservation period you will need to exchange contracts, this will require you to pay a deposit. It is worth noting that both the reservation fee and the deposit will be deducted from the price of your home on completion.

If your home is not yet complete, we will be able to give you information on when it will be finished, as building work nears completion this will become more precise. If you want an update on progress, all you need to do is contact us. As your home is nearing completion we will organise a date to both complete your purchase and hand over the keys to your new Cussins home.

All that’s left to do now is move into your home and start enjoying your new home.
